Significant changes to the pool facility and membership fee structure were made in March 2021 following feedback received from the community. The significant changes include:
KEY MEMBERSHIP TERMS

“Dual”. Two household members (one must be an adult). Fee is $5,250.
“Household”. Three or more household members (one must be an adult). Fee is $6,500

Significant changes to the pool facility and membership fee structure were made in March 2021 following feedback received from the community. The significant changes include:
- Reducing the cost of the project by eliminating the clubhouse. The smaller one-story structure will house locker rooms/restrooms and storage for the pool equipment and be significantly less expensive to build.
- Significantly reducing the cost of membership as a result of elimination of the clubhouse.
- Creating three membership categories based on the number of household members that will use the facility.
- Removing limits on membership initially as the area/capacity will increase by reducing the building footprint.
KEY MEMBERSHIP TERMS
The full membership agreement can be found on the "DOCUMENTS" page. Below is a summary of the key terms:
- You must own a residence in Pinebrook to become a Member.
- Return a signed membership agreement ASAP and pay the $250 deposit.
- Deposits are refundable until $1.2 million has been committed through memberships and financing.
- If future capacity limits are imposed based on usage, purchasers of “founding members’” homes may immediately become members.
- Members may assign usage privileges to renters.
- There are three membership categories:
“Dual”. Two household members (one must be an adult). Fee is $5,250.
“Household”. Three or more household members (one must be an adult). Fee is $6,500
- Membership Fees are fully refundable when your membership is terminated.
- Once per year, members may upgrade or downgrade membership categories.
- Membership fees will be paid half before construction begins and half after construction begins.
- Annual maintenance fees for the first year which will cover operational costs and reserves for future repairs, replacements and upgrades are:
